Where does Estanzo get its data?

Every figure comes from the Uttar Pradesh Real Estate Regulatory Authority (UP-RERA) public portal: the project register, quarterly progress reports, promoter profiles, and the NCLT, abeyance and defaulter lists. Every project and director page links back to the record it was read from.

Does Estanzo rate or rank builders?

No. There is no score, grade or rating anywhere on this site, and no builder can pay to change what is shown. Where a list here is ordered - furthest past deadline first, most projects filed first - it is ordering a figure RERA published, not a judgement of ours.

How current is the data?

Every project page shows an “as of” date - the day Estanzo last read that record from RERA - so read that date rather than any general promise about refresh timing. RERA data itself lags reality too: a quarterly report describes the quarter it was filed for, not today.

Can I rely on this before making a payment?

Check the RERA portal itself first. Estanzo reproduces filings but does not verify them, and bank account details in particular can change - every account figure here carries that warning and a link to the official source.

What do RERA’s terms mean - QPR, abeyance, khasra, carpet area?

Every term the portal uses is defined in plain English in the glossary, including where UP-RERA’s own wording is unclear and this site says so rather than filling the gap. Defined terms on a project page link straight to their entry.

Which areas does Estanzo cover?

UP-RERA registrations across Uttar Pradesh, with Gautam Budh Nagar - Noida and Greater Noida - the largest single block of them. The district list on the homepage is the coverage as it stands. Other states publish on separate portals and are not covered yet.
